Located in the quiet residential Indian Ridge community, Disney Beach Bungalow, our Kissimmee, Florida vacation rental has an exciting Disney Beach Theme - and is only about a 5 minute drive from Walt Disney World. This villa, near golf courses, is an ideal base to enjoy the game of golf as well as to visit other major Florida attractions like Disneyworld, Seaworld, Universal Studios and the many other attractions in the area. Comfortable enough for up to 10 vacationers, our 4 bedroom villa in Kissimmee has a master suite with a king-size bed, a large walk-in-closet, large TV and DVD and a large dresser. The attached bathroom has its own private access to the pool and oversized shower. There is a TV with digital cable in the queen-size bedroom and the two twin bedrooms also have TV/DVD systems. The kitchen is fully equipped for those who love to cook their own meals during vacations.. In the living room, there is a flat panel HDTV with cable, DVD, VCR, CD/stereo and a video library. There are two comfy sofa sleepers to accommodate more guests. You can access your emails or keep tab on your office work as we have wireless Internet access and a PC/printer and webcam for your convenience. We also offer free U.S. and Canada nationwide long distance as well as local calling. Kids will enjoy their stay at our family friendly villa as we have a pool table, air hockey, foosball table, dart board, Xbox, PS/2 and video games. After spending your day at nearby theme parks, you can rejuvenate your senses in your own private south-facing swimming pool. For sport lovers, there are two outdoor playgrounds as well as a volleyball, tennis court and a community pool. Clearwater Beach and Daytona Beach are only 70 minutes from this villa where you can encounter all the sun, sand and surf with lots of water sports. There are many shopping malls and entertainment venues in the nearby area to shop for gifts and vacation memorabilia. If you appreciate fine dining - Disney Beach Bungalow is only few minutes away from various multi-cuisine restaurants and cafes for your dining pleasure.

Cancellation Policy: CANCELLATION OR AMENDMENTS BY YOU: If you need to cancel your reservation, you must inform us by telephone and immediately confirm your cancellation to us in writing. In this event if you cancel your reservation 8 or more weeks before arrival there is a cancellation charge of $50.00, 6 - 8 weeks before arrival there is a cancellation charge of 50%, 4 - 6 weeks before arrival there is a cancellation charge of 75%, 0 - 4 weeks before arrival there is a cancellation charge of 100%. AMENDMENTS TO ANY RESERVATION MAY INCUR AN ADMINISTRATION FEE OF $30.00. CANCELLATION BY THE OWNER: In the event of circumstances beyond our control requiring us to cancel a reservation, i.e. including Acts of God, civil disturbances, riots, flood, drought, fire and legislation, only repayment in full of any monies paid in respect of the reservation will be made. We will do everything in our power to find suitable alternative accommodations thru the Management Company, however, we can not accept liability whatsoever in respect to any loss or damage sustained by the hirer in these circumstances. This does not affect your statutory rights as a consumer.

Rules: Terms and Conditions 1. Deposits must be paid before a reservation will be held. Balance is due eight weeks before arrival. 2. Rental times are from 4:00pm on the day of arrival until 10:00am on the day of departure. 3. The security deposit is returned when we have confirmation that the accommodation, fixtures, etc. are in the same condition as when you arrived and vacated on the correct date/time. 4. Access may be required during your stay by authorized personnel for maintenance. 5. Although every effort is made to ensure the property is in perfect condition for the duration of your stay, we can not accept responsibility for any third party claims, accidents, damage or loss however caused. Specifications may be subject to change. 6. You must absolutely ensure that children are not left on their own, at anytime, in the accommodation. Neither are they to be allowed access to the pool or whirlpool unless accompanied at all times by a responsible adult. Keep the patio doors locked if unsure. 7. All breakages, accidents or losses are to be reported to the Management Company immediately. 8. For your comfort the property is a Non-Smoking property. Smoking is allowed on the patio. 9. The swimming pool is provided free of charge. Only pool heating is charged for and will be refunded pro/rata if there is a problem with the heater. 10.Only guests listed on the booking form are authorized to stay in this home. I understand that my booking may be terminated, or I will be charged $100 per extra person up to the legal limit of the home. 11.Pets are STRICTLY not allowed. Reservation will be terminated without any refunds if pets are found on the premisies. Full security deposit will be with held for required extra clean up services.
